Bathroom Remodel (addition); 1/2 Bath & Laundry

Long Post, no cliffs.

I appologize for the photos, but my BB sucks at photos and one of my ex’s took the before. Plus I haven’t taken a lot of photos along the way; just one or two here and there.

When I bought my house there was no bathroom on the 1st floor; only 2nd and Basement. I removed the basement bathroom completely. There was a perfect room for a 1/2 bath/Laundry though.

This is what I started with. After 4 loads to the dump with a pickup truck… it was GUTTED. I tore the room down to the raw framing and started from scratch.

The subfloor was replaced with 3/4 T&G Plywood (Thanks Lucas for the help!!).

The outside walls had NO insulation. So I took 1/2" foam insulation, cut it to the size of the wall cavities and stuffed them in against the outside wallboard; then Spray-foamed around the foamboard to seal/glue the insulation in place.

I framed in a cubby-hole under the stairs for the catbox. I’m going to Y into the dryer duct with an in-line 4" duct fan; wired to a motion sensor in the cubby hole. This way whenever the cat uses the box, the fan runs for 15 minutes to vent his “stink” away.

Also framed in a shelf area for next to the toilet.

Added a knee-wall for next to the washer/dryer.

Then reframed some of the ceiling to improve the way the room looks.

Roughed in all the plumbing (including a new vent out the roof (the one tube you see hanging down in the picture is that new vent before I cut it off and attached it).

Oh, and I’m running a new return line to the 2nd floor because there’s no HVAC return duct up there… WTF

Got most of the insulation done and have a few small things to wrap up before I can drywall.

Well, I ran home at lunch, so I snapped a few of how it sits today.

Also, forgot to add that I also rewired the entire room; new GFCI 20A breaker; new switches, outlets; canister lights, wall sconses, and a new ceiling light.

New Vanity area; Doing a corner vanity; these are the 2 sconses next to where the mirror is going to be; wall switch on the left controls these lights.

Corner where the Toilet, Catbox, and shelf are going. You can see the vent for the toilet there; and the HVAC return on the left that I need to finish.

Here’s the one spot on the outside wall where I haven’t added the fiberglass insulation. You can see the foam insulation I did first; then spray-foamed around.

Washer/Dryer area more. Plywood is on the walls cuz I needed to add thickness due to the one area of plaster that remained. It’s a nook that’s on the otherside of the wall.

Yea… 1939 house… talk about Beams… those are true 8" x 3" beams… and hard as fuck!

Did you just rationalize the reason for not getting permits? And what does being the son of a plumber have to do with. Does he learn how to be a plumber by osmosis? :rofl:

Oh, trust me, I am doing it right… I’ve gone beyond code on just about everything and done way more than 99% of the population would do during a remodel to “do it right”.

And Fry how so? I’m doing parallel runs, with check-valves then a y fitting right where it goes out the side of the house? They’re only sharing about 12" of ductwork.

permits are overrated. Just another way for local gov’t to make some money off of you. If you know what you are doing, it will be just as good, if not better than code.

Nope; no rationalization; was just saying cuz Breakstuff mentioned the plumbing stuff. And anyone I ask for advise from in regards to this room, I know that they know their shit; I don’t ask just anyone who might know.

I’d rather take my time and do it right; instead of half-ass it. Thus the new subfloor instead of building on top of the old one; the reason not only this room, but 3 other rooms were rewired so it could be correct; the reason I ran a brand new plumbing vent out the roof instead of burying air-inlet-valves inside the walls; etc.
