Hey everyone. My house is a double, I own the house and live in the bottom, and I rent the top out. My tenant is moving out in a couple weeks. So I am currently looking for a new tenant to move in near the 1st of May.
The rent will be $550/month. I pay for the water, but you pay for the electric and gas (it is a seperate service with seperate meters, etc.)
Here are the details on the house and lease:
-House is located on Old Falls Blvd. in North Tonawanda.
(nice quiet street, but still close to the blvd. & thruway, this house is also one of the only doubles in the neighborhood).
-A good amount of living space (maybe around 700 square feet) There is one bedroom, a large kitchen, a decent sized bathroom, and a good sized living room. The bedroom will fit a double bed easily, and you could even put a pull-out couch/ or extra bed in the living room if you wanted to. There is also a nice outdoor patio coming right off the living room on the 2nd story that is a decent size and has a really good view of the neighborhood (nice to use in the summer!).
-Rent also includes the use of a refridgerator and stove that are currently upstairs and work fine.
-Rent also includes a spot inside the enclosed garage for your car. There is extra parking on the street and across the street.
-House in general is in very nice shape, and everything will be gone over, cleaned, repaired, etc. in between when the current tenant leaves and you move in.
*That is about all I can think of to write for now. I’m sure there are many details I am leaving out that people will want to know. i think there is only one house on that street am i right? is it right before the hill on niagara falls blvd after like kohls/subway and before corn maze?

It is NOT on Niagara Falls Blvd. It is on OLD Falls Blvd. There are many houses on the street.
Old Falls Blvd. is a basically a continuation of Sweeny Street in North Tonawanda. (The street that runs along the whole canal). You can take Niagara Falls Blvd. and make a left onto Old Falls Blvd. , which is a little past the Kohls you are talking about. Or you can make a left and go over the East Robinson bridge by the Pizza Hut on Niagara Falls Blvd, then make a right on the bottom of the bridge onto Old Falls Blvd.
As far as pets go, I am not totally against them. But I don’t think I would want any messy/loud ones. The current tenant has a cat - which hasnt been a problem.
Basement storage - possibly. That kinda stuff can be worked out when other things are talked about.
FREE BUMP. Just thought I’d post because I know Kiel and have been in the house before many times. So I can tell you first hand that it would be a nice place for someone to rent. It’s a nice place in a convenient location. Its also like the only double in the area, so your next to other houses instead of apartments.
Kiel is also a good guy who would be fair about working everything out as long as you respect him. I know that he had a good relationship with his last tenant and has had no real issues .

This is back up for rent. Minglor (Brian) had to move out due to a personal situation. However, if you ask him I’m sure he would tell you that this is a real nice place for a good price.
I did raise the rent $100 from last time due to some upgrades that were done, and also because I realized that rent for a very similar upper in my same neighborhood is going for $300 more per month than I was charging. I would still say that $550/month is a great deal considering you get a garage space, laundry hook-ups, quiet street & convenient location, etc, etc.
