This might be a little premature but I wanted to get it out there as summer is coming to a close and people are starting to settle in for the fall / winter. My wife and I are going to be closing (hopefully mid-October) on this our first investment property so if I stumble through this a bit, please accept my apologies. There aren’t going to be too many changes from what you see / read below with the exception of many a new vanity / sink combo in the main bathroom and some new paint in most, if not all, the rooms.
Long story short, this house hasn’t seen much use since it was built so it is dated, but solid and perfectly functional. The loft apartment already has a tenant so the attached (2) car garage will be split between upper and lower tenants. I live right next door so any issues that come up can be addressed almost immediately. If you’re looking for hopping city nightlife, hustle and bustle, and walking distance coffee shops this won’t appeal to you. If you want space, peace and quiet, and conveniences a couple miles away then you’re in luck.

There is ample storage available but I’m not looking for someone to turn this into a self storage facility either. The breezeway is the general area between both the main house and the garage / upstairs apartment. You will have the ability to enter through the breezeway or the main front door. No smoking in building. Background check will be performed, references required, as well as proof of income.
There are a couple items I’m working out right now, so I don’t yet have a rent established. I can tell you in advance there will be a (12) month lease, that may or may not include heating costs. First month and security up front. You would have use of the front and rear yards. Cable (Spectrum) is available. This falls in the Lakeshore Central School District.
I’ll be as upfront about this as I can. I’m not looking a problem tenant, as I’m sure no one is. I don’t mind the occasional gathering, campfire, etc. I do the same. This is a quiet street with a scattering of homes. The village of Derby is a couple miles away with conveniences such as Timmy’s, Tops, McD’s, pizzeria’s / restaurants, liquor stores, car wash, gas, AutoZone, Dollar General, and the like. Downtown from here is 25-30 minutes, ski country 25-30 minutes, lake access about 10 minutes. 18 Mile Creek is only a couple miles away so if you like fishing, you’re all set.
