I am recently engaged and we will be buying a new home together, so out with the old and in with the new!

$7500 first time home buyers credit, and you have to pay it back, they take $500 of you tax returns for the next 10 year. But its interest free!

If I was looking to be a landlord I would jump on that.

that’s the old tax credit. the new one is $8k for first time home buyers, you have to be a resident for 3 years and you don’t pay it back

A tax credit of up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Unlike the tax credit enacted in 2008, the new credit does not have to be repaid.

Actual taxes right now are $4500 before STAR, The house is assessed as a 5bed/3bath, but it counts 2 beds in the basement that used to be there. I suggest getting the house reassessed as the lesser bedrooms because I think it will lower the tax rate. ( I just found this out unfortunately…bedrooms listed in the basement are technically illegal…)

How do the entrances lay out for the tenant vs. the owner? Where are you residing in the house, upper or lower? Who has the basement.

There is a side entrance and front entrance with a common hallway. Keys work both outside doors. Owner has two secured entrances from the hallway, tenant has one secured entrance up the stairs.

The finished basement is common because the laundry is down there. There is also a full bath in the basement.

Owner has a secured storage room in the basement.

The car is optional! LOL

Rent for the upper is $525/mo, includes water. Utilities for each unit are separate gas/electric.

I would rent the lower for $650, which will more than cover the total escrow payment.

Owner occupied lower. The pictures are of the lower unit.
