It is located just past the corner of 7th street and Niagara Street (616 Niagara Street) in Niagara Falls directly across from the Seneca Niagara Casino. It sits between two buildings, one of which is an apartment complex (on the left) and the other is a small grocery/convenience type store on the corner with apartments located above it. Yeah lol I hear ya. FWIW, both property’s to the left and right of this lot sold for over $100k. And neither are in great shape. So if they can get that much, an empty lot must be worth something. If anyone were to put something there, they could build something nice from the ground up. Something nice in Niagara Falls? I know, shocking, but since it’s sitting across from the casino, it’s a possibility.
what about the zoning laws there?
Don’t new buildings have to be 8ft away from the neighboring building?

Hmm, good point. I’ll have to ask my dad about it. I believe the property to the left is on it’s way to being condemned, it’s not structurally sound. Once that happens, that could open up a lot of potential space. All 3 properties are for sale too, so it’s possible for a business to purchase an entire corner there.
remember the lots that sold for over $100K were buildable lots.Even if the buildings are shot you could still build something new on them.22’ isn’t big enough to do anything with.
Your best bet is to find someone to speculate this piece or try to se\ll to one of the ppl that own those 2 buildings.I would be shocked if they gave ya over 20K tho.
I have 2 2 units at 9th and niagara just waiting for something to happen.I paid $12k for both and they are very stucturally sound.
