Good sites to find Houses

Is there one site that will search all the Real estate co. in WNY.

Something so I dont have to go to Hunt, then MJ peterson, the harmon homes etc.

How long after the houses get listed with an MLS number do they show up on buffaloniagarahomes?

The reason I ask is that 5 years ago it was a considerable amount of time. I was wondering why every house I called about, on the first day it showed up online, was already sold or had offers. Then I got a buyer’s agent and found out she was finding out about the houses almost a week before anyone in the public could find them online. Since most of the houses I was looking at would sell in 2-4 days I never would have got my place trying to find it on my own. She called me Friday at 6pm to say it was just listed and from the write up matched what we were looking for so my wife and I drove by it at 7pm. We immediately called her and said we had to get in to see it first thing Saturday and we did at 10am. By 1pm we had our offer in which canceled the open house on Sunday.

I don’t know if the houses you’re looking at are still selling that fast but it’s something to keep in mind if you start calling and keep finding they’re already sold or have offers.

^ is there anyway to find out how long a house has been on the market.

The lady I bought my house from paid $94k for it in 1997.

It doesn’t look like it goes back very far, but the town’s comptroller (I think) keeps records of home selling prices. I’m pretty sure Amherst’s records are online.

I’m not sure but I do know that agents will try to sell homes before anyone else can even look at them, especially in high demnd areas like EA.
There is a law that requires them to list them within a day or so.
I am not sure if buffalonigarahomes is required though.
I know of agents that will delay contract signings until they know they have a customer.
Yeah, it is illegal and they risk losing the client.

On a side note; There are agents in EA that won’t sell you a home if they don’t want you in “their” town.:biglaugh:
So don’t wear a wife beater to an open house in EA.:lol:

bah, super frusterating. Every time i search these sites i find the same houses over and over again. Makes me wonder why they have been on the market for so long. I dont wanna have to move far away to get into a house i like.:frowning:

If I could do my home buying experience over again, I’d start by finding a realtor I liked, then have her start finding me houses that are “on their way to the market.” :snky: Houses often sell before they even make it to those listings, as mentioned. Realtors find out about them first.

I like EA but the people there :tif:

I’m not buying anything now, just looking and getting ready. I want to get a good feel for the market.

But if a really good deal comes along I would probably jump on it

www.realtyusa.com shows houses from all sellers as does www.chubbrealestate.com Chubb also shows if there is anything pending on a house you may have some interest in.

check the mla number to see how long it’s been on the market. the higher the mla, the shorter it’s been on. if you see anything that starts with 27 just forget about it.
