Nice place, the open floor plan will definitely make it feel bigger even though its comparble sq ft.

We went from a closed off 1950’s brick ranch that was 1300sq ft to a brand new 2500sq ft all open floor plan, makes my first house feel like it was a 1 bedroom studio. (joining the "doing well’ club too, second house at 28here…lol)

Yep. Gonna, rip out the soffet, move up the cabinet over the stove, mount an electric convection oven/microwave, put crown molding around the wall cabinets, and replace the counter top. The cabinets are mediocre, but good enough for a few years at least.

Family neighborhoods are nice. But, how many pregos are there?
All those kids are going to be years ahead of small fry.

Also… Not all families are worth knowing. Remember… They live on GI so you have to keep an eye on them.

Two of the kids next door will be about 3-4 years ahead. I’m sure there will be some others close. Plus there’s another neighborhood just a big wheel ride through the park away. Otherwise, babysitters. :tup: Besides, the only way to more or less guarantee other preggers was to build new, and that was more than I could afford pal. Taxes on new places are stupid.

Fry I may request a tour of the river with you or one of the other guys on here with a boat. I want to get mine out on the river this year, but I def don’t want to be one of the schmucks that buried their boats there either. Maybe I could follow or ride along for a few hours?

After reading that map, I have come to the conclusion I need a boating course. That is a foreign language.

Boating course is a good idea. The key data is the depths, and words like “obstruction” and the areas with all the “*”'s like just south of the Peace Bridge where the two giant shoals are.

As far as I remember, they don’t teach you how to read charts at a boaters safety course.
