How about describing the house in the description and not just the garage.

NEW pictures, snow sucks, looks like you’re agent is lazy and needs to get some grass in the shots since the snow’s gone. Take pictures with your crap out of there, it’s not good looking, even though the ppl going to buy it likely are going to move in crappier stuff, it’s not appealing to look at.

The “creek” behind the house is actually just drainage, it’s never been a problem for us as it sits (even with the water level high) well below the house. The sump pump runs occasionally, but it’s not even damp in the basement.
The railroad tracks have been a complete non-issue. It is a very small line that typically only sees a train during the day, very few cars, and going very slowly.
The appliances in the kitchen are all fairly new and included with the house, as is the washer and dryer.
The snow is finally gone and new pictures will probably be taken by the agent Saturday before the open house. I am hiring a guy who does house painting to do the nursery and the stairwell. I will buy some door pulls for the cabinets in the kitchen. I figure this is the least amount of work I could do/have done right away to actually make a difference. These probably won’t happen before the open house though…

Hired a painter who flips houses on the side. He gave me some great advice, some of which was covered by you guys already.
The nursery, upstairs hallway, and foyer are all now “sandy tan”. The ugly old drapes have been removed from the windows. I will head over to Lowes/Home Depot to buy some updated, flush-mount light fixtures to eliminate the downstairs ceiling fans and dated fixtures. I may also hire him to remove the wallpaper and paint the kitchen and dining room and possibly paint the living room.
In his opinion, our asking price is quite reasonable for what we have and the area, we just needed to update and clean up the tired look of our house.
Best advice in this thread: Get a better realtor. You shouldn’t have to ask us how to sell your house. That’s what you’re paying her 6-7% for. I mean for God’s sake, your ad is full of misspelled words and grammatical errors.
IMO you’re already getting carried away doing updates that are adding no value. None of your colors in the ad are really bad enough to turn away $130k type buyers.
How do you know you’re priced right? How many houses did you comp it against? How far back did you go?

That’s at least closer to what a real realtor would write. Not “big rooms” and nobody gives a shit about an air compressor. Don’t mention the stream, that’s a liaibility.

What makes you say that? The handfull of shingles that blew off last winter and I replaced with the closest color I could find? The roof is sound, I assure you of that. It’s a single layer, complete tearoff a few years back. So the next roofing job would be just a re-shingle, but that is years off.

I haven’t asked my realtor to update the ad yet, she did that on her own. I’ve been holding off on asking her to update it until I get a few of the rooms painted and some new light fixtures. And paiting a few dingy walls isn’t really considered an update, I’m paying a guy less than $1k to do it, so if I can get the house sold 1 month sooner I break even with the cost of his work and the cost of my mortgage payment.
The house was appraised by an outside individual a little while back, there are been several houses in the Henrietta area that were somewhat comparable that sold in the last six months, I know what I payed in a good seller’s market and what I’ve done to add value (not assuming anywhere near 100% return). There are other houses in the neighborhood for sale now with different agencies that are listed for less WITH less.
That is not a stream in the back, that is just drainage. 9 months out of the year it is bone dry and the town mows it. Arial views don’t show it, but it sits well below the house and my basement is bone dry. The sump pump runs less frequently there than you might think.
