I feel your pain when we bought our current place it was a 3 way closing. The people we bought our current place from keep holding shit up, to point we had to close and do a post occupancy agreement for a week. Thankfully the buyers of our old home where cool and understanding.
This was our biggest hurdle. The sellers attorney wouldn’t respond to our inquiries to be able to move out at the end of the day after our closing. I needed to setup manpower and moving trucks and I couldn’t solidify anything until he responded. We didn’t even have a solid closing date until 3 days beforehand. The seller ended up not even moving in until 3 days after closing but all we really needed to do was speak to him without his attorney and we could’ve figured it all out. We ended up drafting up a quick document with a check in case we did any damage.
Has this process gone smooth for anybody? I’m at risk of missing my close date because my mortgage broker has been emailing the wrong email address about a cutoff date for deposits. They never thought to call or verify my email via the communications I had initiated. So much fail, WTF do these people get paid for?
Like an idiot, I used a local mortgage broker at the suggestion of my realtor / friend. I don’t want to hold her responsible for the referral and I don’t want to say they were completely inept, but they did get snippy with me on the phone a time or two regarding information they claimed they didn’t have but I know I had sent. Also, they wouldn’t let me know something was holding things up unless I happened to call them and ask what was going on.
i used quicken loans on our current house and they were great for being an online operation. easy to get a hold of and they worked really well with our local realtors and title and closing people
A friend of mine bought a Florida property in the spring and used Quicken. Had some problems but mostly with a never ending stream of paperwork they requested. No realtors involved in that deal. Wonder if Quicken has some pull because of the volume.
Looks like I’m going to be able to sneak the driveway in before the end of the season. I like the cooler weather for a better cure. Got the grade work done and a little more than half the forms up. Hope to pour next weekend.

I couldn’t pour that much. Joefoureyed recommended a friend. Not sure how many guys they’re bringing but it will be a sight.
What was the cost per sqft if you don’t mind sharing? PM if you want, looking to getting mine done as well.
Costs not in yet. Had to “free form” certain areas due to the shapes I wanted to achieve. Converting the layout to computer to get actual square footages. Still one or two material costs not yet solidified. Will let you know when all is said and done.
Really like the exterior of the house from the one pic of the driveway.
It’s a wood panel which is a maintenance product but I like the look it gives the house. Hard to achieve that with vinyl or other man made materials.
Got the stone down and packed, trench drain at garage doors plumbed in, and conduit run under the one wing. Getting rained out this weekend and hoping next Saturday will hold up.
Seeing this house in person is a whole new experience. It really is awesome, and unlike any other build I have seen in WNY…
