Buffalo didn’t have a housing market crash areas in the suburbs with decent schools make houses easy to get rid of.
If I quit my job tomorrow I could have another by the end of the day working remote…or a lot of companies have pretty solid relocation plans.
I would agree that some cities are fucked when it comes to housing and people are way upside down on houses they can’t sell but buffalo has been at a stable rate of suck forever.
^Depending on the area a week would be a long time to find a buyer. Not saying it’s true for all of Buffalo, but the house across the street from me (ToT) literally sold after being on the market for 2 days. I like how that sounds come 5-10 years from now. I’m coming up on a year June 1st, what am I looking forward to? Bank asking for money?
I know that I could sell my house for what I paid, if not more in a short time. Even the little work that I have done so far, I know it would be a popular place with more amenities than you could find in another house even close to this price. Plus, LZ brought up a good point. The taxes are a huge relief when that time comes. Especially in the first years of having your mortgage since you are basically paying interest on the loan. I am 1099’d outside of my regular job and it certainly helps me out tremendously if I don’t set enough aside throughout the year for my taxes.
:tup: I couldn’t agree more with this statement. Living comfortably here is subjective. I’ll save my money before I buy some shitty house under 80k in a shitty area paying a 1/3rd of my mortgage in property taxes if not more ( no offense if you’re ok with this, like I said it’s subjective). This state is up there in utility prices and also very high property taxes compared to other states… I can keep going. It’s not like the weather and economy are so awesome to pay such high taxes, utilities etc. to live here. LZ has a good point though; the housing market is steady here probably because of the lack of jobs, shit economy and buffalo’s population is declining 1 to 2% a year if I’m not mistaken. Luckily for me when I do decide to buy here, my wife doesn’t want to move yet because of family, I can use the VA home loan which will save me thousands and I won’t need to put anything down; I will cover the closing costs though just to keep my mortgage payments from going up and I’ll get a discount on my property taxes.

My wife and I paid around 140,000ish for our first house the plan was to buy a house we could afford on a 40k a year salary with the rest of our bills and go from there. We make more then that but we wanted to have a mortgage we were comfortable with for our first house.
You guys are lucky to have 2 incomes for buying your house. I did it on my own, but my gf does live with me and helps out with the bills. Now that summer time is coming and she just convinced me to let her have a cat around, I will have to keep the AC on more often. Fuuuuuuuuuuuuuuuuuuu
I don’t like relying on dual incomes for example my wife got sick Jan 1st and has been out of work since however nothing financially has changed.
The other thing is with women you end up doing stupid things like getting married and spending 30k on a wedding
The reason I dislike Buffalo is after this house when I want to upgrade there is this weird housing gap for houses between 150k-250k when I look in other cities I have no issues finding really nice houses in that range.
Same here man. My wife decided she wanted to take care of our son and not put him in a day care/ work full time. It’s been tough hence why I haven’t bought a house yet but I’m doing well at work so in a year we’ll be able to buy something we really want.
LOL Our wedding was 3.5k… lol It’s one fucking day who gives a shit about the dress and venue.
My aunt is an example of why if you play it correctly you can get rich off of real estate… provided you are not in WNY.
She wasn’t even trying to flip homes she just lived in DC for a while then in Florida then back to DC and she has made huge money just by being lucky with timing her purchases and sales. AND she paid a tiny portion of what we pay in property taxes which adds to her bottom line. What she did in 10 years you couldn’t do ANYWHERE in WNY in 30 years, especially when you factor in taxes.
So factor that into being cheap to live here. What are you left with in the end? You may live cheap but never really build impressive equity here. My taxes out weigh any gains in equity. My property value may increase $12,000 per year but that aint enough.
All I’m saying is that everyone has to evaluate their situations differently as everyone is in a different situation.
Owning a home is not right for everyone all the time; there are a magnitude of situations where the cons of home ownership are outweighed by the Pro’s of renting; but it all depends on a persons individual situation. Just because you can dispose of your house in a week, doesn’t mean all other homeowners can. Just because you get a “tax deduction” from it, doesn’t mean that it’s a good thing; I don’t get the discount, but I don’t have to pay the property taxes either (which in WNY are insane as everyone will agree). I don’t have to pay for repairs (Like the AC that just went out); and when I move, it’s a matter of packing up and going, no worries about a realtor, selling it, prepping it for sale, then the closing, etc.
I do agree on the relocation helping, but it doesn’t do everything… trust me… Moog Relocation moved me out here, and while it was relatively easy, there was still a lot of nightmares involved, especially with selling my house in Buffalo. Maybe it’ll be different relocating as Management Vs a Sr. Engineer; We’ll find out in about a year. But even then, I’m not buying for a while. Too sour of a taste/experience from last time I owned a home. I’ll buy (or build which is more likely) eventually… just need to find the right place/area/job to settle down and plant some roots first. And by that time, We’ll have the $$ saved to put some serious $$ down and not have to worry about the little things.

I’m glad my wife didn’t! We have to pay daycare, but her income far outweighs the cost; not to mention the social interaction/social skills from Daycare/Pre-School my boy is getting.
100% Correct. For our wedding we did a lot of stuff ourselves, or didn’t go balls to the wall like some people do. Saved a ton but was still pretty expensive.
Damn! Not too crazy, but that still had to hurt the pocket book.
I’m going to a wedding next weekend in Buffalo; the numbers I’ve heard being tossed around for what it’s costing… fuck man, holy shit. Drinks/Reception are at Shay’s with a band for the happy hour and a DJ for the reception after dinner. Wedding is at the Huge Church right near there. I mean they’re paying for it themselves, and can afford it… but still; You could easily buy a house or 2 in the good part of Buffalo for what they’re paying for this wedding. I guess when you’re in Acquisitions for M&T you can make some good $$.
