Roof is good (1999). Exterior is great. Windows are all within 20 yrs.

paying 2k more/yr in heat < buying all new windows
^ that may be true. but i bought about 14 new windows (and 2 new doors) for my house. at $ 160 each, that rings up to 2240, plus tax brings it up to 2400… doors were like 250 each. plus supplies and what not. so about 3k… all installed by us in the house. saves a little bit on the heat each year, but does wonders for the look and value of the house.
