My tip on homebuying: SHOP MORTGAGES. Shop them harder then you shop for “the house.” Seriously. I bought a place in NC a little over a year ago and got a really good deal on a mortgage through RBC by chance. I was ready to use BofA or Sunmark first, when I heard about one of RBC’s promotions from a friend’s friend who was in the business. Saved me a full percent and a bunch of out-of-pocket.
how does the morgage approval process work?
they do a credit check and then you find out what your deal can be?
at that point you can still decline the deal right?
once you are pre-approved, you are looked into that deal for a certain amount of time? in otherwords, can you be pre-approved by more then one lender? i’m guessing it might effect your debt to income ratio, even tho you don’t owe on it, like a credit card.
You can be approved by different lenders,i was. Your not bound to the contract until you finalize everything with your attorney and go to closing. I had to back out of 2 different houses for two different reasons after our offer was accepted and everything. Its definately been a learning experience and im lucky my dad knows a bit about this stuff.

A 4-5 Bedroom house anywhere near Loudonville, on a great street, with an oversized detached two car garage… and still have a good bit of land left for gatherings or dogs… simply will not last once I put it up for sale… if I do as the agent suggests and ask $159,900, it may not go week 1-2, but will still go. Thats why I know my offer at the moment is to sell it for 139,900 should be interesting to ready and able buyers. Otherwise in 2 weeks or less it’ll be on the Mkt at 159,900
