For Rent: Garage workspace in Rochester

I am coming closer to closing the deal on a lease for a workspace. I have found a better building than what I described in my previous thread hence the new one.

The details:

Location: Rush, 10-15 minutes from RIT down W. Henrietta. Also happens to be on the way to NYIRP and the Glenn

Building: 2000 sq ft, insulated, large overhead door, concrete floors.

Utilities: Bathroom, utility sink, two air compressors, heated (large overhead unit, no torpedo BS here), lots of power outlets.

Rent:

$150/month for a reserved parking spot in the garage. Room for your car, your tools, your parts.

$75/month for a reserved spot for your tool box and parts. This also gives you access to 1 of 5 parking spaces which are available for when you need to do work such as brakes, oil, tires…

For those who are willing to put a deposit on a spot prior to me signing the lease, prices are $125/$50 for their first three months.

Deposit is for the first month only and is only refundable if the lease does not get signed.

“lease:” Minimum 3 month rental period required.

If I turn any profit with this idea, the money will be used to improve the garage. workbench, shelves, shop equipment, tools.

My lease would most likely begin in March or April

Out of curiousity, is this a new building? A few people and I are contemplating building a garage on land in Evans… if not, disregard, and good deal! :tup:

No, Its an old shop I am going to be leasing. Really if you build it yourself you would do much better…cut out the middle man.

very much a possibility come next fall when I come back to rochester.

How secure is this place? Any sory of back ground check with the ‘tennants’? I have about 20k in snap on tools and I cant be having them grow legs…

I also have a bunch of other stuff that doesnt fit in my box; welder, creeper, nuts and bolts bin etc.

security from the building and building’s owner is great. 24h flood lights, all the doors have locks, located next to the church and the buildings owner is the fire chief. He assured me that they have never had a problem.

Now security from other tenants is what we will continually be working on. I can’t afford background checks on everyone. but a few things I am working on are:

-access keys(of some sort) that can’t be replicated.
-Locking storage lockers, most likely made out of wood… but you would be able to put your own padlock on it and store a large toolbox and wheels/tires in it.

Open to more suggestions if anyone can think of any.

I did the math again, and the first post will be updated accordingly. The prices listed will be the FIRST MONTH of my lease ONLY as an encouragement to get people in on this plan.

I need a minimum of 8 people to confirm that they will move in on march 1 in order for me to do this lease. Without 8 people this won’t go anywhere.

Right now we have 6 people total interested, 4 confirmed. (for march 1)

alright, hopefully this works out. it wont happen for me till fall…

I use this for background checking tenants.

They pay the 30 dollar fee directly to transunion, I get the report.

looks really nice. how much outside space is there?

enough room to pull around for parking, but not for outdoor storage.

Putting the holding fee on this on Friday. Let me know if anyone is interested. I need a few more people to be able to make rent without going broke.
