well, im signing a contract on a house and i have 5days to get it inspected. Now i know of a bunch of people that can inspect it, but i need someone who is actually gunna get dirty while doing the inspection. IE, i need the roof inspected since its a tear off and it needs to be done within the next couple years. Sooo, i would like things like this inspected for damage and what not. Obviously this is the normal inspection stuff, but ive heard horror stories of home inspectors missing big things soooo.
If you know of a good inspector thats gunna climb on the roof and check things out the way it needs to be done let me know.
also prices would be nice, and naturally the cheaper the better.
any licensed inspector “should” check all of those things. tomorrow, i will ask my mom, she just bought a house and her inspector looked at EVERYTHING…roof, crawl spaces etc etc. and he was reasonable.
when i bought my hosue a few years ago, you could have whoever you wanted “inspect” it…now they HAVE to be licensed. sucky.
my father does home inspections, 716-773-9230, DR Farmer Home Inspections. I can say the world of him, but i’m biased. He is not buddy buddy with the realitors, because he tells it how it is. He is a pipe fitter for American axle, did industrial welding at Dupont, and has built 3 beautiful houses, to include their current one. He checks everything, and isn’t just some school trained 10 week course inspector, this man totally lives this crap, reads all the time, and is non stop working on things. Thats all i will say, but, If anyone one needs an home inspection i suggest looking into him. Prices vary depending on the size of the building, because he does get all into that houses shit, and those huge houses, well they cost a few more pennies. Prices start around 300 bucks. and i would not go too cheap, cause 50 bucks extra now, might mean the difference in 10k or more later.
My lawyer recommended Steve Nola from Amerispec when I was buying my house. Did a great job and was spot on with everything. So I’ve recommended him since to several people and they’ve had the same results.
1800 is not really on the huge side of things… I would think “large house” prices would start around 2200-2500 as those tend to start having more rooms and more surface area on the roof and basement to cover.
We’re also looking at houses now and are in need for a home inspector, and we’re looking around that size as well so if you find someone you liked shoot me a PM. We plan on signing a contract on at least one home within the next week pending inspection.
Same size as mine. I think mine was $350 2 years ago, but I had him do an argon test. That was at least an extra hundo.
I “think” it should be around $200-250. Which will easily pay for itself if he finds a moderately expensive repair that you can demand be fixed before you buy the place.
Call a couple places. They should be able to quote you a flat rate.
We used this place on a referral from two friends who had recently bought homes.

Awesome & personable guy. Very knowledgable. Spent ~3.5 hours with us on our 1600 sqft house. IIRC, it was ~$275.
They also do mold & lead testing as well as remediation.
We came out of our inspection with alot of detailed info about our house… He went through a 60pg checklist (1" 3 ring binder), pointed out problems, recommended maintenance, and “FYI, in the short term future” items as well.
