I like privacy, I wouldnt wanna have 2 of my tenants listening to me fucking or the other way around lol… my plan is to buy a bunch of multi units, but cheap rehabs that I can buy outright and rent them.

Werd. I was considering buying a duplex a while ago before I bought my house but the thought of living next to people who pay you to make sure everything is perfect in their place is no good. I’d hate people knocking on my door at 3am (just because they know I’m the landlord) if their faucet doesn’t work.

Is that only because they say “one year or 3k miles, whichever comes first”?

I wouldn’t want to live in a duplex either, but it does make sense for some people. I’m just anal about my own privacy, etc. I understand why people do it. If you had good friends who you rented to I could see that work too.

hell yeah, its a smart thing to do without a doubt, get your mortgage and taxes paid for free and live for free at the same time, makes perfect sense… But the privacy is a big issue, people get in your business, like chris said, the maintenance stress of being “on site” ext

FHA is 3.5% down, goverment based loan… stricter guidelines, lead paint… railings etc.

but yah that FHA was a pain in the ass. So strict. I sold my quad and made a big money deposit and they wanted a proof of bill of sale and everything to prove where the money came from. The quad was custom built from the frame up and didnt have a Vin # so it didnt have a title. It was a full blown race race quad llol. Cash in hand and see you later kind of thing. Luckily we had more then enough money to cover it even without the quad deposit, they were just driving me nuts about it.
