I have lived in the city too long at this point. I am working on purchasing land and will be building this or something similar based on the property in the next 3-4 years.

Find me something that nice in the city for under 400K with privacy (aka surrounding land).

This argument is so lame. People value different things and want to be around different types of people. So one picks if they are a burb person or city person I am totally cool with this. Now ignorant people projecting why people should value their opinion over another and having insecurity so they justify their decision as “better” be it city or burb is annoying.

My kids would go to private school no matter what because i’m an elitist like that.

Meh, I like West Seneca. It’s far enough away, but close enough that I can get anything I want within a few blocks. Southtown family & In-Laws are a quick jump away. Got a huge garage, lift, plenty of electrical service etc. Wife’s got a huge music studio, two pianos, and full 88key weighted key station set up in addition to her desk, and that’s not even going inside our house. Not much in the area with a corner lot that would offer what we have for what we paid (cheap as hell).

I couldn’t do the city, at one point maybe but not now. I’ve done it before in other places, and when I was out and about it was awesome. But since I don’t drink and suck at life now, all I miss are the running paths on the north side of houston and the weather where Ultradriver1000 lives now… I miss the north side of Houston a great deal.

My wife had to convince me to make a move down to the “city”. We are in the Park Meadow area, and so far so good. I looked at OP, Williamsville, Snyder, etc. but the taxes were a deal breaker. I pay about $5k, and the same house in any of those areas would have been any easy $8-9k. F That. Also, I love the character of an older house. To recreate my place with the brick and trim work, would be astronomical.

I keep my place and vehicles locked up and try not to be a target. There are plenty of other places that would be easier to hit.

That’s where Rick (as in Rick’s Tally-Ho) used to live. I think he sold his house for like $2 million when he moved to Vegas.

Just purchased in Park Meadow as well. True nyspeed ballers unite!

Nottingham itself is expensive but most of the homes are not as extravagant as the tally ho house. Many in that neighborhood can be had for a decent pice. Getting onto a street with ONLY single family homes in Buffalo carries a premium. One worth paying though IMO.

Depew,beard,woodbridge,morris are all streets you can get a beautiful single family home in the parkside area for a great value. A few houses that recently sold on woodbridge in the 350k range were super nice.
Nottingham,middlesex,chatham,tillinghast and a bunch others are great in the park meadow neighborhood.
Albright/delaware district is really high right now and I will say 400k won’t buy you much over there.

Buffalo is definately baller on a budget but then again, is that really baller?lol
I was talking to my insurance guy about people in Buffalo only insuring thier houses for not even half of what the true replacement cost would be. Risky.
Although I guess you could take the money and buy another cheap house. :gotme:

HALF?!?! My house is 1.5 replacement I am pretty sure and it is still cheap.

Well when you buy a “nice” house in Buffalo and it only costs you $250,000 but could never be replicated for less than $500,000 and you happen to be a cheapskate… (Not saying all but, some)

Edit: Rick’s house was more like a museum than a house, he must have lost his ass on that sale.

Wait I am sorry BED what part of a 2400sqft house for 300k is balling on a budget compared to any of the burbs? Anyone not insuring the proper amount is deff a cheapskate.

Nice houses in the city are as much or more then anything I looked at in the burbs.

For BED(super ballin on a budget here) these homes for 350k-430k that are decent aren’t even in one of the more expensive areas. I looked at a 6k sqft 7bedroom in Amherst for 430k

Wat? $125/sq ft is fairly high for buffalo. The burbs anyway. $95-110/sq ft is typical for a nice waspy type neighborhood.

I don’t think that’s risky at all. Why would you insure the structure for so much more than what it’s worth?

It seems far more economical to just buy another one than rebuild, especially with the surplus in b-lo. Especially if you’re talking 500K replacement value on a 150-200K house.

on the other point,
IIRC, Snowden didn’t lose money on that house. He bought it for just under a million and sold it for $1.7M. At the time it was the most expensive residential sale in the city. He certainly made some improvements, but I don’t think it was 700K in improvements.

IIRC it was a HUGE restore it was not like he just bought it and resold it. Maybe I am remembering incorrectly but I thought he had millions into it.

As far as the Buffalo comment, I just meant that you could live in a baller type house for a fraction of what it would cost to build today because the market here is so soft and has been for 30+ years. It was not meant to be a comparison to the burbs. Then I just asked if buying on a budget fits the baller definition. I guess if you consider $300,000 for a house baller then it does.

LOL @ 300k = baller. Yeah I or anyone REALLY meant that. :oj:

lol it’s nyspeed. Baller = you make enough money to get enough credit to take out a loan for a $20k used car that sold for double that 5 years ago.
