The ones you looked at in Amherst must have been McMansions For that kind of money. Square footage and bedrooms are cheap but impress people. That’s the first thing everyone asked me when I built my house, “How many bedrooms and how many square feet”?
Some of the older homes in Buffalo have a much higher level of craftsmanship which is why I said they cost more to rebuild.
I’d take a historically detailed house in the city over a cookie cutter track house in the burbs all day.
They were deff McMansions. Agree with your statements. Insuring it is tough as on one hand yes it would cost a ton to replicate but on the other you could just buy another one. People are cheap though because it honestly isn’t too much more to insure the proper amount.
I am not sure about rebuilding requirements either, I am pretty sure you can’t just leave a burned out lot in Buffalo.

I’m almost positive that there’s no requirement to rebuild, they just clear the lot and fill the hole.

Depends on the Bank holding the Mortgage, and the Insurance terms, some will only issue you checks like draws for a new build. If its paid for, I’m pretty sure you’re allowed to convert into a lot.
Interesting. I suppose it depends on the neighborhood too. I would think the bank isn’t going to want to rebuild a house in a neighborhood that can’t support the resale cost if it’s rebuilt.

I get really frustrated when people think all of Buffalo looks like Genesee and Moselle. It just shows how little time people actually spend in Buffalo.
Depends on your definition of baller. I live two streets over from Nottingham and there are some baller houses and some not so baller on that street. Even more so with Depew Ave.

On the contrary, ive literally never seen a house burn down and then rebuilt in buffalo. Although I can name five in the last few months that burned down (not fully either) and got bulldozed in the next few days.
All those vacant lots (even in the good neighborhoods) didnt happen by accident
Whoa did you get a new job? Looks like a 400K+ house at least, with taxes around here thats a 5K a month mortgage.
I have been looking for a new place for over a year now, I would say taxes around here are the biggest obstacle. Were looking for a older home with some character, something that has a decent yard in a good neighborhood. Found many houses that the wife and I agreed upon, most williamsville village/snyder area, but taxes are astronomical. $250K houses with 13K/yr in taxes in some neighborhoods, I dont mind paying my fair share, like maybe half that.

Yeah if your house burns down, your neighbor just gets a nice double lot! There are a couple houses right by me north Buffalo where its pretty obvious.
Did you look at either of the houses for sale on High Park right now? I did some looking around outside of the city and found some really cool houses to be honest. I liked this one and the street is really nice.

I am quite familiar with that area. I never said there are not nice homes in Buffalo. For the fourth time: You can buy baller homes for cheap because it is Buffalo. I only questioned jokingly whether that was really baller if you buy them cheap. That is all.
My wife and I have talked about how it would be sweet to have a second home in Buffalo but I would never(never say never) “live” there.
