For sure. Rents have skyrocketed - my ask is pretty high but the apartments are quite nice, plus include utilities. It’s nuts to see the Elmwood Village rents lately in comparison.
No kidding man…I have some possible vacancies coming up (leases ending, tenants trying to buy homes), and it amazes me how much rents have changed since these folks moved into my places just a couple years ago…

Got interest on the the cheaper 2br thus far without even advertising it, but the more expensive 2br is still open and available. Probably the worst time of the year + month to list an apartment (mid to late month, still cold outside), plus I think people in Buffalo are still getting sticker shock on rent prices. We’ll see!
+1 Neither of my rentals have that much character. Also your rent is on par with what I get for a renovated 2br right near Hertel. IMO yours is a little nicer even and I don’t include electric/gas.
Good info! Thanks! Hopefully I can get some more interest on the more expensive unit at the start of the month. It’s a good investment either way even if I get slightly less than my ask price - especially compared to the stock market, etc - but I think the ask is fair market rate.
House was formerly a single family that was properly/legally converted to a 3 unit so there is a single gas meter/electric panel. That said, the heat is controlled by a locked thermostat that can be set only by me. The electric is another story, but if you build the expectation of the expense into the rent, it’s fine in my opinion. If the electric bills go up to the point where I am not profiting at the level I should be profiting, the rent can always be adjusted accordingly going forward.
While important to be “aware” of what people might do, be careful to not always assume the worst in them - especially when they are paying upwards of $1,000+/month in rent…
I will say this with caution, as bad tenants come in all shapes and sizes…however, “typically” when people are paying those kinds of rents, you get tenants that are more aware and respectful of their environment…they are paying a “premium” rent at will, so odds are they are not going to jack the heat up and then laugh like a Bond villain in the background…
Again, this is not always the case, but has been my experience over the last few years of getting into this business…

True…I guess I just remember the days when my friends would rent (early to mid 20s) and they would leave the heat on but open the windows in the winter. I asked why would they be wasting all the heat and their response was. I like fresh air, but its cold so we keep the heat on, and its “free”
