4 car garages typically look a little funny attached to a house though. More garage than house.

When it comes to buying houses, it’s just like cars, YOU have to like it and spend the money on it, not everyone else.

Old houses vs. New houses, they both have their good and bad. An old house more than likely will have some things not level and square, however you won’t find the same level of materials being used (hardwood, real 2x4 studs, etc.) I’ll take an old house with some character any day over a new one. In fact to build a house true to “old architecture” would cost you a fortune (per sq. ft.)

Location is nice, but a little far north for me.

My concerns arent the money. And ive thought about starting small, and then going big later also. But I have to live in it and i need space and room. I dont like small/low celings, i feel like there closing in on me.lol

My mother has a house from the 1800’s and its a MESS. Wiring is a mess and outdated, not one single floor/wall is straight, etc. I guess i just fell in love with the remodling on the inside. I realy like the hardwood floors and the spaciousness of the house. I like how it opens up when you walk in do to the high celings and what not.

But now location has me concerned since its on such a busy street, and i think i might have to get into contact with a realter to help me find what im looking for.

I just cant stand the fact that im paying 800+utilities and haveing nothing to show for it.:frowning: Ive already wasted too much of my time/money and im not getting any younger.

First of all, a reaaaaly good rule of thumb is that you cannot afford a mortgage more than double what you make. So if you don’t make 75k stop looking at a $150k house.

You’re heat and electric’s going to average between 300 and 400 a month, give or take depending on how efficient the windows and insulation are, your method of heating is, etc. Could be $250-500. :gotme: If one scenario means you can afford this house but the other means you can’t, then you cannot afford this house. You’re stretched too thin.

Those taxes are cheap for the size and area, but there is nothing that’s $4500/year and cheap.

Your escrow payment would probably be 1500/month for mortgage, homeowners, and taxes.

Tack on another 500 for heat, electric, water, internet.

As for the age of the house, with proper maintenance and/or repairs houses can last forever. That place looks like it’s seen serious updates. If you’re serious get a home inspector and take a look. Make sure the electrical is up to date/code. Did I see you said baseboard heat? That’s a fucker. You may really want forced air for resale purposes.

Oh, and if you need a good home inspector call Steve Nola of Ameraspec. My lawyer recommended him to me and I went with him. A year and a half later I’ve torn into just about every corner of my house. I have yet to find anything that he wasn’t spot on with during his inpection. Nothing he missed, nothing that was incorrect.

He’s inspected a few homes on my recommendation for family/friends. Again, top quality and accuracy.

I feel your pain…house looks nice though. Theres something about old houses that I feel in some cases they are constructed better with better materials as someone said. I have been in a lot of new houses while they are being built. I see problems from the get go and doesnt look like quality materials either. Maybe because alot of houses are being built by a bunch of pill poppers and stoners these days.

Mine was $148k, when I signed the papers I was making $45k. I’m making considerably more now, and I’ve been in the house for a year now, but making the payments and paying for all the bills hasn’t been that tough.

It would have been had I stayed @ $45k a year… but I don’t sit unpromoted for long :wink:

My taxes are $3300, and I think I put the VR4 down… and my payments are less than $1300 a month @ 5.875.

well, i think alot of people are forgetting that im married and have 2 incomes. lol thats fine, im going to look at it later today. If i like it i will look into it a little bit farther. But for now im just looking.

Looks like a real nice home.

It looks very well maintained on the inside and outside. Check on the sellers utility bills. That will give an indication of how good the insulation is ect.

No woodburning fireplace though?(from what I can see)

Maybe it’s because I’ve lived in the sticks my whole life, but I would never buy a house without a woodburning fireplace. The amount of heat they churn out for next to no cost is incredible.

How long has it been on the market. You may be screwed trying to resell it. I would look in a different location.
