me and my buddy are looking into renting out a shop to store our cars and to work on them in needs heat and electric

You might be lucky to find one with electric, but few have heat. And you’re probably not going to find a 2 car around the $200 range even without electric.
Start looking on craigslist, you’ll see.

Since the thread is closed, kinda late. But before I bought my place I looked for almost a year. About the cheapest I found for a 2 car with electric was $450/mo. But no matter what I looked at they always asked if I wanted to work on my cars and as soon as I said yes, they turned me down.
I didn’t intend to buy a place, but I didn’t have much choice. And even at that I found that the insurance isn’t happy with a place where you work on cars. They see RISK written all over that.
I know a couple people who rent cold storage for around $50/mo. But there’s no working at all, storage only.

well my house has a 28x40 polebarn but i cant exactly do all the stuff i need to in it because theres lots of tools and other stuff in it, i needed more of a spot to finish my bodywork and paint it but i found one so im good, and its free!
