Seriously though, look at the landscaping and general upkeep of nearby houses. Houses don’t have to be expensive for owners to take pride in keeping them well cared for. Crackheads don’t care about clean edging.
Take a drive through around dusk on a nice night. Are people outside hanging out? Kids playing? Or is it dark and deserted.
Cheektowaga is a very large town.
You crossed off looking at anything in the entire town because of a few bad areas???
Your missing out on some nice houses in really nice neighborhoods just by doing that. Same thing with Lockport. Not all of it is bad.
go scope out the area on a nice friday or sat night. Honestly that will give you a pretty good answer to what you are looking for. Also you might want to look at G.I. Very cheap taxes and crime is almost nothing except for some petty, bored kids every now and then. 15mins to most anywhere in WNY but you do have a bridge which this summer may be a little fun lol
general rule of thumb for cheektowaga: the closer you get to the city, the shittier it gets.
i know it seems like common sense but i thought i’d give you my personal experience. there are plenty of places in cheektowaga i would live in, and other places i wouldn’t touch.
also, future plans of kids and/or how long you plan to stay could influence the decision.
i LIVE in cheektowaga and yes it gets worse the farther down genesee you go but you’re heading into the city, that’s what happens. There are still a ton of places in cheekto that are nice though.
The only thing I’d worry about when buying in Cheektowaga is “ghetto spread”. It’s like the shittier version of urban sprawl. Those “bad” areas of Cheektowaga weren’t bad 10 years ago. How far will the scumline expand in another 10, 15 or 20 years? These are things you have to think about when signing a 20, 25 or 30 year mortgage. And don’t kid yourself thinking, “well, if it gets bad I’ll just move” because you won’t be able to. When it gets bad your property value will plummet and selling your house might not even pay off your mortgage.
Also look at the school district the home belongs to. If the schools suck, the area sucks.

I used to live in cheektowaga and last year in the summer/fall moved to Tonawanda. What a difference. Some area’s of cheektovegas are still nice, but if you live in the shittier parts your resale value plummets.

Enter zip for tons of info. Look at median incomes, crime rates, population make-up, housing value, etc.

But for real budget dictates alot of this too. It would be hard to spend 150+ in Buffalo and not end up in a pretty decent area. Hell I have seen a bunch of really nice single family homes in the 100+ area to be honest. But really drive around the neighborhoods and you should be able to see and tell whats going on.

just look at the cars in the driveways… this is a surprisingly good indicator of what to expect.
i disagree to an extent…some people dont advertise their wealth with a car…others prefer to look good when rollin than to live in a nice neighborhood
