happened to me

I bought in an area full of old italians. withing 1 year the ghetto spread, and we went from not having to lock stuff to not being able to chain shit down, had to put 1/4 eye hole steel over the door windows and shit.

I paid 25,000 on a 30 year.
Sold the house for 36,500 after a year of making payments, barly made out with any profit.

The northeastern part of Cheektovegas that borders Snyder actually isn’t bad. Around Wherle/Harlem. However you don’t want to venture too far away from there

the car is a good indicator because it’s what most people spend money on after their rent / mortgage. Even if you’re not into cars you’ll probably buy a new camry or something of value in most cases. they’ll always be a couple beaters around but in the larger picture it’s a good test of income beyond just looking at the value of the house and it’s 100% current unlike any studies or websites.

We’re semi-seriously house shopping right now. I look for:

-Sidewalks & street lamps
-Well maintained lawns & landscaping
-Kids outside playing on nice days
-No abundance of nearby rentals
-No garbage/litter
-No abundance of shitty cars or big gaudy chrome drug dealer wheels.
-Signs of growth like new home builds. Growth = safe from the ghetto for a long time. Decay = ghetto on the way. Abandoned shops and whatnot…

Just generally signs that people stay a while and take care of their shit.

any street that uses a fruit for the name is usually a safe bet…

Like someone said earlier, if you spend 150k on a house, you should end up in a nice place.
But I’m looking for a cheap house that needs some love, more in the 40-50k range.

have soem viewings to go near wherle/harlem actually.
all of them are more to the south though.
I figured the cleve hill area might be pretty decent, my doctor is around there and all the places there seem pretty well kept.

We bought a house off of Genesee and its like a different neighborhood just across Harlem. You can definitely consider Harlem the other side of the tracks fo shizzle. But for the most part you can tell where Cheektowaga is bad just by looking at the houses… Also look for rental proprties in the area. Rentals usually indicate the area is full of garbage.

How do you find out if it’s a shitty area?

  1. Do you see any random shopping carts sitting around?
  2. I’m not allowed to be racist anymore, so do you see those people that I’m not allowed to speak of?

I just bought my second house there not too far. I am actually in Synder/Amherst but 3 blocks over is Cheektowaga. 2 blocks the other way is Lebrun and old money area.

House is on South Drive to be specific.

Not sure how it is in Buffalo but in Charlotte and Atlanta(sorry, only experience I have) , you can go to the city police website and search for the crime in a certain area/address/block, etc.

Before you buy a house, scope it out in the late evening or night. Things might be different than what they appear to be when you stopped by during the morning and afternoon.

Just stay north/east of the airport-you’ll be fine
