Well my wife and I are looking to buy a house. I got preapproved to buy around 90k but I want to spend between 70-85k. I have only lived in buffalo for about 3 years so I have not been around long enough to judge all the areas in Erie County. What areas are good, what areas are bad? What school districts do you people recommend? I have a baby girl on the way so I want to bring her up thru a good school district. Any help would be great!:party2:

stick to nicer parts of the city, or vegas. you will get more for your money. not to mention you are closer to every thing. from my place between wherle and cleveland i can get anywhere in 10 min or less.

I can get to work (Sheradin) in 15, Wegmans in West Seneca in 5, Target, and McKinley mall in 10, The back way from HSBC takes 15 on game days (takes 10 to get there), downtown in less than 10 any other day, Canadia in 15 tops.

it takes me just under 30 min to get to crystal beach from where i am now. it would be 10 min less, but bridge traffic slows me down. i lived out in the sticks for a year, and it was hell.
oh, and look for dead people houses. you will get the best deals that way. generally the kids or whomever has the house doesn’t want to need it, and will let it go for less than it is worth.

i live in the sticks, wouldnt trade it for anything. its not for everyone though. if you grew up in suburbia or in the city, youll probably hate it. also, if you are impatient or are crappy at working on stuff, dont buy a fixer upper. i bought one of those and it takes a long time to get it all fixed up.
but if you are someone who is ok with construction projects for a few years, then you cant beat the price of a house that needs some work. mine was 30k with 1.09 acres. is it nice? no, not yet. i take that back. the kitchen is cozy, the bathroom is taking shape and the downstairs bedroom is nice to be in. the rest? yeah it needs work lol.
but no one hassles me for anything and the neighbors are super cool.
