NEED GOOD TENANTS-USE OF WICKED GARAGE INCL (with hoist) 2 BDR by STC and TTC Subway!

Looking for some good tenants for my new place.

Located at McCowan and Ellesmere just a stones throw away from the RT and the Scarborough Town Centre.

Place has a wicked 6 car driveway and a wicked extended garage in which I am installing a hoist. It was built by a car guy and has all the markings and plans made out for the hoist already. it has at least 3 240v outlets already and exhaust fans and system! Stainless steel cabinets along the one side and more than enough space for some work benches and tool boxes along one side while still having lots more room for the hoist.

Technically, I could probably fit two small cars side by side without hoist…but meh…the extended portion is very well lit with large windows on three sides. Built on a very firm and level foundation 14 years ago. The back extended section’s walls can be folded UP to make it actually just a DECK when wanted. sick. I’m gonna be using it to work on cars and as my studio and will be jamming in there with my bands once a week.

I wasn’t even looking for property but I just had to buy this place when I saw it. Area prices are good and steadily increasing and will go up quite a bit in the next few years, especially with the new STC unveiling at the end of this year and the high gas prices. It’s a five minute walk to the RT station and the mall.

I went to go shoot a house for an agent on Tuesday night and loved the house, saw the deck and garage last and then called the agent to tell her I wanted it.

“Mj? I’m at Stoneton, just finished shooting.”

“Everything go okay? What’s up? House looks great huh? You’d love something like that huh?”

“It’s gorgeous and perfect, I want it.”

“No, seriously, I want it, what do I have to do? I can go to an ATM and give you a deposit if you like, just need a bill of sale or something.” (hahaha, I’m kidding about that last part)

“If you’re serious, we’ll get the paper work and your financing ready, inspection done and all that stuff before Sunday. Offers go in one round on Sunday night.”

“OK. Do it.”

“You’re sure?”

“Yes, do it.”

I just had a really good “feel” about the place and got to hang out with the owner and her two daughters for quite a bit. We got along fairly well and the owner loved me by the end of it! The husband, (no longer living there) built the garage as he was a car guy and had multiple projects and practically lived there with all his buddies. He built it very well and it’s perfect.

So, got all the stuff ready. I had the agent on my side as she is one of my best clients and i had the seller on my side well. We just got along really well and she had a “good vibe” from me as well and she said she’s love the house to go to someone who appreciated it as much as I did. So I had the two most important people on my side walking me through everything as it was definitely going into multiple offers. There were offers on the table even before it went up on MLS. It was for sure going to go for a fair bit higher than the list price. I was pretty nervous and didn’t want to get into a massive bidding war.

I don’t know much about this stuff as I was never interested in owning property before. I was nervous as I didn’t know if my offer was going to be enough since there were so many other people there making offers.

So, the way it worked was we hashed out the offer and the conditions and they were being presented one by one the to seller. I was going LAST. (somehow, i dunno how. :smiley: ) All offers were to be handed in prior to that though so nothing could be changed midway through. So, I’m sitting outside with my Mum and the agent’s assistant whom I also work closely with and whom is also trying to get me in there. Right before we to go in, the agent txts the assistant and she goes inside. She comes back out with my offer and tells me we need to go a little higher. I had a number in mind as my limit and I told her to do it. She told me that I probably wouldn’t need to go that high and we went several thousand below my limit. I didn’t think it would be enough…anwyays, we changed it to a a little bit more than the original offer.

I get called in finally and I’m sweating bullets. the other agents have all left by now so it’s just the seller, the daughters, the agent, myself, my mum and the asst. I was greeted with loud cheers and hugs all around!!! WOOHOOO! I got it!!! I just beat out the next highest offer and snaked it from them!!! just barely!!! It’s nice to have people on the inside helping out. (i know some of you are thinking it was all a setup to scam more money from me but I know people adn can read them very well and I know that this was all good)

So, i’m stoked! Offer accepted and closing is June 28th! The agent is paying for the new roof, AWESOME! Home inspection showed nothing major except for roof which is being covered!!! NICE!

And…I’m totally asking the oldest daughter out once it’s all settled. hahhaha.


So, I’m going to be renting out the lower level. I hesitate to say basement as it’s only really a half basement. It’s in the middle meaning you have really big windows and lots of natural light coming in. I’m looking for a professional couple or a couple of friends that have decent jobs and have decent credit. Would prefer someone that I know or know of or have mutual friends that can vouch for you. This is very new to me and I want to make sure that I cover all my bases.

The basement is very bright and is super duper spacious with a wicked bar. The kitchen is actually a full size bar, see pics, you’ll get it. You’ll have laundry and a full 4 piece bathroom and 2 bright ass bedrooms. You’ll have USE of the garage when needed. You will have to park on the driveway though but can certainly use the garage and hoist to work on your cars or bikes when needed. You’ll also have full shared use of the massive deck as well.

You’ll be able to move in July 1st and can either move in furnished or unfurnished. All existing furniture is nice and in good condition and pretty modern. High Speed internet, central AC and heat with a new furnace as well.

I’m easy to get along with and would be a pretty good landlord. :slight_smile: As long as your credit checks out and I have post dated cheques from you, all will be good and happy in the hood.

I’m anal about a good AV setup and I own a 50" plasma with a dedicated PC for HD media and the GOOGLE (interwebz duh) on it for entertainment purposes. Also have a VAST HD PR00000000NNNN library that I inherited from my ex girlfriend (I seriously don’t actually watch much pron, but i have it, hahahha). i also have 3 Terabytes and counting of DIVX and HD Movies that we can search through to entertain ourselves when not playing video games, or working on cars or bikes.
