haha…i hope it is a picture from the spring…
Thanks y’all.
Yeah, shot that pic when we first looked at it in March. All 4 units have fireplaces though
It’s green as F now. Just had to buy a mower quick-like

Nope, no flooding at all. We were there during the end of the world storm for our final walk-through last Friday
Can I slam brewskis on a paddle boat in your pond? I promise I won’t bother ya’ll. Just wanna take in some sun and suds.
Some various progress pics. The project has been daunting, but really satisfying. The more and more we dig into it, the more we find that nobody has really given a shit about this place for a good 15 years. Patchwork and cheap band aid repairs everywhere. Outside maintenance was limited to a mow, occasionally. Front flower bed is a mass of poison ivy. Just really disheartening when we started on it. But, instead of hiring out, Carly and I bought some equipment, and jumped in feet first.
Front of the place in April
Front of the place 2 weeks after we closed
Thinking I’ve got to redo pavers
Broke out the weedeater to start clearing around them, and holy shit, there’s brick!
More work on the front bed
Almost everything you see in the picture is poison ivy
Zombie tree out front
Awesome battery powered pole saw. Picked it up on woot.com for 70 bucks.
Cleaned up
Still have a lot of work to do, but it’s coming along well. We should be finally moving in there in a month.
Great thread, love seeing progress like this. Keep it coming, Jason.
I want that mower. It would cut my lawn mowing time down to 3-4 minutes.
Looks awesome. House work takes so much effort and motivation but is incredibly rewarding
Awesome before/after on the brick pathway! Little stuff like that attracts people willing to pay more for rent.
Leaves of three, let it be.
Leaves of four, eat some more!
Haven’t had time to update, but here’s a smattering of progress pics.
Apparently, we have giant water bugs there. Seriously painful bites. I’ve never seen one in the wild, so had to mess with it a bit
More brushclearing (and lawn surfing)
Started some minor reno on the lower rear apartment after those tenants moved out. The folks that were currently living upstairs in the owners unit then moved down to this one. This was definitely a larger project than we were anticipating, but it had to be done. Carly and I would meet up there every day after work, for 23 days straight, including weekends, and work until somewhere between 10pm-2am. Great experience…really for both of us. I’ve done work like this in the past, but not nearly to this extent. She’d never even picked up a paint roller before. Before long, she was wiring outlets, putting up shelving, painting, sanding, etc.
Romantic Mighty dinner
Old cabinet burning
Mapping breakers
Work truck
Getting there
Replaced every outlet and switch in the place. All screws turned perfectly vertical. All properly lined up. Crooked stuff drives me nuts
Text pic I get from her one day after she goes shopping for supplies
Nice kitchen and lighting :-/
Nice gloss orange room :-/
Nice 60" vanity with 1 sink :-/
Few after shots
And now for the past couple of weeks, we’ve moved all of the equipment upstairs, and we’re doing it all over again on our unit.
Looking great keep it up
But they attack more like these
