New Jersey as a whole is actually a really nice state with some phenomenal real estate opportunities. A few really shitty areas here and there, though. Mostly upstate in the NYC area.

LOL @ Stigma. It’s the truth man. Why do you think I bought a house on the border or WS/South Buffalo. It was dirt cheap and would have cost me 150k anywhere else for the 90k house I bought. My parents own a home on Koester and the value hasn’t dropped, but it hasn’t gone up like it has in the past. I understand it has something to do with the housing market, but the area is not thriving right now.
People leaving Buffalo= less demand for homes= lower pricing. It has nothing to do with “what people think of South Buffalo”…it has everything to do with the fact that there is nothing drawing people to the area, but in fact driving them out. ie. high taxes, no jobs, weather, etc…
You can build am 800 sq ft, 1 bedroom house for $80k. You’d probably be able to get a second bedroom and another 100 sq ft for $120k. Any home worth building (IE- not Ryan) is going to cost you $180/ sq ft or more.

I can appreciate people who have nice homes in the city. I can appreciate people who have nice homes in the burbs. When it came down to it, if I’m spending $200k+ on a house, I’m going to choose the route that doesn’t put me in the worst school districts in the state and less than a mile from $30,000 houses.
Buying a house isn’t just about owning it, its about being able to sell it too. Far more people move from buffalo/cheektowaga/s buffalo to the burbs than the other way around. I’m glad I can sell my house in a week.

A well paying jobs goes a long way here but again, Buffalo is not a middle class city so there is no long term investment here.

This. There is tons of grants for people to move in the city but are set at income of $35,000 or less. What benefit is that? Why not create a program to help younger professionals move into areas and try to put money back into the city and not have a wave of low income, no long term families move in to continue to let an area turn to shit even more. Take hertel for example. Allow a program to help maybe 20-30 somethings move in with no money down. They are working and have an income than someone who is making no money and gets help to move into a house and eventually lets the house fall apart since there is no extra income for them to put back into something they have pride in which hurts the neighborhood as a whole. The ghetto creep will happen. Look at elmwood, it used to be Grant and the other side of Buff State that was horrible, now its already on Richmond and slowly working its way over. Who wants to invest in a $100,000 house knowing that in 3 years it may be worth 1/2 that.
Buffalo is a perfect city for the 20k’s but the 40-80k a year people have 0 help or motivation to really put any money back into the “amazing city”

Money and power…two major elements currently in the hands of elitest pricks who make the decisions in Buffalo (i.e. Mayor Brown). Maybe they should have less control, let those who are begging for prosperity be the ones to start making the changes.
