Clarence has too many “low income” properties on it, especially in the country. Plus a lot of the baller houses that people think are in Clarence are really in East Amherst even though they are in Clarence school district. Loch Lea, etc.
LOL I am a 1%er in Buffalo. Why do I have such a non baller house then? Oh well. I like this list because it reinforces my current investment mentality. Stock market is volatile and TONS of people rent homes in buffalo. I am buying houses and renting them instead of hoping my money does something in the market.
Oh and Boxxa, all of S. Buffalo is not a shit hole, just the majority. I have neighbors that clear more in a year than you will in the next 10. (I guess it helps that Pat Kane is one of them)

The same thing has been happening to cheektowaga that boarders with the city…It is happening to Sloan and other places that were once nice neighborhoods.
The people that do this work DO exist, they just cost money…and well, Buffalo isn’t where the money is. I see houses (Old and New) everyday that excede the above level of detail and quality and craftsmanship, but not while i was livnig in buffalo.
But then again, around here people are paying $100K+/yr just for landscaping maintainence.

Yes. I am not saying there is not nice places in S Buffalo. I am just saying that LZ already pointed out that these areas are slowly getting worse and for long term sustainability, there is not much motivation to get people to put money into something that is slowly getting less and less valuable.
The big issue is if Buffalo wants to get people to move into the city and put money there, they need to have programs that get the types of people back to the city such as the young professionals. The areas that have nice houses but are surrounded by section 8 housing and poorer neighborhoods are just going downhill and no one wants to invest.
There is better and worse parts of any town but again, its the future sustainability of a neighborhood that Buffalo doesn’t have much of

WTF is wrong with the double posts this week?
Recently for the first time, I have been feeling lucky to have been born in Buffalo. There is opportunity if youre lucky enough to earn as much as the average person of a wealthy city, but still reap the benefits of our ridiculously cheap real estate and cost of living. Owning rentals is very easy to do if youre one of these lucky people. Being in your 20’s with good credit, in this economy, in this area gives you power.
Earning 60k in a city like San Fran will not make it nearly as far. Spending 200k on a house that goes for 70k in Buff.
I feel like the argument that buying a 200k house in an expensive city that is worth 70k in Buffalo would be the same say saying, I could buy a steak from Chop House for $50 or get a filet from Walmart for $5.
The flip side to that argument is property taxes other places are a shit ton less…in NC a 200k house might have 2k in Taxes in say Williamsville its like 6-7 or more depending on location.
for whatever reason health insurance and a number other things are also cheaper outside of NY.
You also have to figure in other areas do pay more
I figured out what works for me though find a company out of state that lets you work from home but will pay what they do the local people
